Asphalt Tack Coat Application
Before paving over existing asphalt, roads and parking lots are cleaned of debris using gas powered blowers. Tack coat is applied to the asphalt surface as an adhesive to help adhere new hot asphalt to the old asphalt surface.
New Sewer Inlet Installation Before Asphalt Overlay
Milling in front of concrete sidewalks, entrances and others areas where the new asphalt will need to be paved flush, will be done before resurfacing with new asphalt. New concrete sewer inlets which need to be installed, will be raised with 2″ inch riser rings, to maintain the same level as before the new asphalt overlay.
Resurfacing & Overlaying
Resurfacing or overlaying parking lots with 2″ inches of new asphalt, require a paving crew of two operators, two shovel guys and two lute men and two roller operators. Two asphalt paving machine operators are responsible for adjusting the paver to maintain a finished level surface.
Leveling Seams
Shovel men will get asphalt from the paving machine, while directed by the lute men, will toss the asphalt to a spot on the parking lot. The lute men will then rack out the asphalt in low areas which may have created a puddle. Lute men are also responsible to level out seams created by the paving machine.
Asphalt Compaction
Compaction of the new asphalt is typically done by two people, on two different size rollers. A larger roller for the initial compaction, followed by a person on a smaller finish roller. Both are vibratory rollers which require water, which is slowly being poured over the drums to help prevent small asphalt pieces sticking to the drums causing marks in finished surface.
Asphalt Dumping
A tandem double axle dump truck ( one axle in front, two in the back) returns to the job site after picking up 15 tons of hot ( typically 320 degrees ) asphalt from the asphalt plant. The asphalt is then dumped on an older asphalt area, pick up by a skid loader and placed in the hopper of the paving machine.
Painting & Restriping
Once the parking lot overlay paving is completed, it’s time to restripe ( paint ) the new asphalt. If the customer wants to make changes to the layout of the parking lot, or make changes to be ADA compliance, this decision needs to be made before paving the parking lot. The transition from paving to striping happens quickly, so any changes need to be finalized ahead of time.

I chose Topps after researching 4 other sealers in the area. I chose Topps because they sounded the most knowledgable about the process and didn’t skimp on quality. Many others water down the the sealer, or will claim one thing and provide another. Topps, was a little more expensive than others, however, they were the only ones that agreed with the type of application I was looking for.
if you get your asphalt sealed, always insist on the use of SealMaster, make sure they add silica sand and Poly Alt 604. The wear and traction from Topps is the best with this combination!…. Also, DO NOT, repeat, DO NOT drive or walk on the driveway for at LEAST 48 hours. I recommend 3-4 days. The extra wait is totally worth it!
At the end of the day, Topps was outstanding. There was a little miscommunication where I wasn’t aware that they were coming, and immediately, they reached out and resolved the issue in a very professional manor.
Since my driveway was sealed I have already had 3 neighbors come to me asking who I used. They all explained that they used another (shall I say “less expensive’) service, and regretted it.
